Qatar Real Estate Report Q1 2010

"Rents Could Fall Further
The driving force of the move into outright deflation has been falling rental costs, with the 'rent, fuel and
power' sub-component of the overall consumer price index (32.2% weighting) dropping by 8.1% y-o-y in
Q209. Due to base effects, it will likely fall even further into negative territory over the coming quarters –
whereas rents continued to rise in H208, we do not see a similar dynamic playing out in H209. Indeed, the
rental sub-component fell 2.2% m-o-m in June, and could continue to fall over the coming months.
At the very least, rental price pressures will remain weak, especially since the emirate has recently lost a
significant proportion of its population. According to the Qatar Statistics Authority, the population
declined by 6.6% (or around 106,500 people) from the end of June to the end of July. In addition, the end-
July population of 1.502mn is about 150,000 less than the all-time peak population of 1.652mn reached in
May. Qatar has suffered from an undersupply of housing for the past several years, but unless the
population bounces back quickly, the recent construction boom means that it could be set for a period of
oversupply.
Indeed, a recent report by Qatar Oman Investment Company stated that there are currently 15,000
unoccupied apartments in Doha. In addition, a June report by real estate consultancy Landmark Advisory
suggested that considering the potential delivery of 33,000 housing units by 2012, Qatar would have to
maintain population growth at 5% per annum to prevent a flooding of the market. We believe that there
are downside risks to this required population growth rate. The upshot is that having corrected sharply
since the end of last year, it could take a number of years for rents to return to 2008 levels."

Good news la kalau sewa turun.... apartment kawan 2 bilik fully furished (Brand new masa masuk 2008) ada ternet ada gym ada swimming pool fenced dan intercom sebulan RM6500... tak tau la kat Doha sama category sama harga ke lebih murah lagi ke..

Depends on exact location and condition of the Apartment.
Anyway, kalau 2 bilik, fully furnish + swimming pool , ada kawan yang sewa QR6,500. Without swimming pool, ada yang sewa QR5,000.
